How much does a serviced office cost in the UK? (2026)
A serviced office in the UK typically costs £200 to £400 per desk per month outside London and roughly £490 to £625 per desk per month in London, based on figures published in 2026. Wezoo’s 2026 UK guide, drawn from 734 live private-office listings in July 2026, gives a national median of £249 per desk, £509 in London and £219 across regional cities. Prices are almost always quoted per desk, per month and before VAT, and usually include rates, utilities, cleaning, furniture and internet.
The figures below are other publishers’ data, not offices.co.uk’s. They are a starting point for budgeting. The price you are quoted depends on the building, the size of the office, the length of the agreement and how busy that operator’s centre is.

- Hubble city figures are the “average cost per desk” shown on its city pages, checked in October 2026; the pages carry no separate data date. The London figure is from Hubble’s London guide, updated for Q2 2026.
- Rubberdesk figures are medians of live listings and exclude discounts and offers. Regional figures are from its city and Scotland price guides (October 2026 extract). The London figures are Greater London medians for Q4 2025, published in March 2026.
- workin.space figures are median desk prices in private offices before tax, last updated 30 September 2026. Its Leeds page gives both £249 and £229 in different sections.
Budget, average and premium tiers
Hubble also publishes a price band for each city, which shows how wide the gap is between a simple office and a prime one:
| City | Economical | Average | Premium |

London prices by area
London varies more than any other city. Hubble’s Q2 2026 London guide gives these full-time ranges per desk per month:
- West End: £330–£1,290
- West London: £355–£1,350
- North London: £334–£1,150
- City of London: £560–£900
- Midtown: £475–£810
- Southbank: £240–£820
- East London: £180–£749
Canvas Offices’ 2026 London guide, which describes its figures as a guide rather than a dataset, gives £700 to £1,000+ per person per month in Mayfair and Soho, £600 to £900 in Covent Garden and Holborn, £500 to £800 in Farringdon and Clerkenwell, and £400 to £700 in Shoreditch and Old Street.
Rubberdesk’s Q4 2025 data shows London serviced desk rates falling 4% year on year to a £575 median, while managed offices held at £805, a premium of about 40%.
What a team actually pays
Per-desk prices make comparison easy, but you pay for a whole office. Canvas Offices’ 2026 London guide gives these monthly ranges by team size:
| Team size | East London | Midtown | West End |
|---|---|---|---|
| 5 people | £2,000–£3,500 | £3,000–£4,500 | £4,000–£6,000 |
| 10 people | £4,000–£7,000 | £5,500–£8,000 | £8,000–£12,000 |
| 20 people | £8,000–£13,000 | £10,000–£15,000 | £15,000–£22,000+ |
Outside London, Wezoo’s 2026 guide shows a 10-person office at Broad Quay House in Bristol at £2,290 a month (£229 per desk) and a 20-person office at 125 Deansgate in Manchester at £4,580 a month.
Small offices often cost more per desk than larger ones, because shared space and services are spread over fewer people. Rubberdesk’s October 2026 Manchester guide, for example, shows a £360 median for one-to-four-desk offices and £404 for offices of 50 or more desks, so the pattern is not fixed and depends on the building mix.
What is included in the price
Serviced office prices are designed to be all-in. Wezoo’s 2026 guide lists the desk and room, furniture, business rates, utilities, cleaning, building security, reception and shared kitchen or breakout areas as normally included. Canvas Offices’ 2026 guide marks business rates, utilities, internet, cleaning and maintenance as included, with furniture, meeting rooms and reception “often” included. workin.space’s city pages note that private offices typically come with Wi-Fi, mail handling and a meeting-room allowance, with extra time billed by the hour.
Hubble’s UK page shows how common the main amenities are across UK buildings: kitchens (91%), meeting rooms (90%), 24-hour access (90%), breakout space (85%) and tea and coffee (80%). Showers (68%), parking (36%), roof terraces (20%) and gyms (11%) are less common.

Extra costs to budget for
The headline desk rate is rarely the whole bill. Check each of these in writing before you sign:
- VAT. Wezoo’s 2026 guide notes that VAT is usually excluded from listed prices and added at the standard rate. If your business cannot recover VAT, this is a real cost.
- Meeting rooms. Hours beyond any monthly credit are charged separately.
- Parking. A dedicated space is usually extra, and Hubble’s data shows only around a third of UK buildings offer parking at all.
- IT and bandwidth. Private networks, fixed IPs or extra bandwidth often cost more.
- Printing and post. Usage above a fair-use cap is billed.
- Deposit. Ask whether a refundable deposit or “service retainer” is required, how many months’ fees it covers and when it is returned.
- Set-up and exit charges. Some agreements include a fee for cleaning and restoring the office when you leave.
- Price on renewal. Many licences renew at the operator’s then-current rate, so check how renewal pricing is set. See serviced office contracts explained.
How this compares with a lease
A conventional lease quotes rent per square foot per year, then adds costs a serviced office bundles in. Wezoo’s 2026 UK guide converts lease rents to desks using about 100 sq ft per workstation, which gives roughly £1,375 per desk per month in London’s West End and £375 in a typical regional city, before business rates, service charge, VAT, fit-out and utilities. It estimates those extras add roughly 20% to 50% to headline rent and puts service charges at about £8 to £15 per sq ft a year.
So a serviced desk can look expensive next to a regional lease rent, but much less so once fit-out and running costs are added, and once you factor in the shorter commitment. The trade-offs are covered in serviced vs managed vs leased offices.
How to get a better price
- Be clear on headcount. Quotes are per desk, so check how much office space you need before you enquire.
- Compare several buildings in the same area. Prices for similar offices in one district can differ widely.
- Ask what the term does to the price. Operators often price a longer commitment differently from a rolling or short agreement.
- Get an all-in figure. Ask for a monthly total including VAT, meeting-room allowance, parking and IT, not just the desk rate.
- Check renewal terms. A low first-year rate matters less if the renewal price is open-ended.

How much does a serviced office cost in London?
Hubble's London guide, updated for Q2 2026, puts the average full-time desk at £624 a month, with economical space at £475 and high-end space at £805. Rubberdesk's Q4 2025 data, published in March 2026, gives a median of £575 per desk for serviced offices and £805 for managed offices. West End locations such as Mayfair cost the most, while parts of East London and the South Bank start lower.
What is included in the price of a serviced office?
A serviced office price normally covers the furnished office, business rates, utilities, cleaning, building security, reception and shared kitchen or breakout areas, according to Wezoo's 2026 guide. Internet and some meeting-room time are usually included too. Extra meeting-room hours, dedicated parking, private IT or extra bandwidth, printing above a fair-use cap and VAT are typically charged on top.
Is a serviced office cheaper than leasing an office?
For small teams and short terms it usually is, because a lease brings fit-out, furniture, business rates, service charge and utilities on top of rent. Wezoo's 2026 guide estimates these extras add roughly 20% to 50% to headline lease rent, and puts service charges at about £8 to £15 per sq ft a year in managed buildings. For larger teams committing for five years or more, a lease can work out cheaper per desk.
Why do different websites quote different serviced office prices?
Sources measure different things. Some quote an average and others a median, some use listed prices and others achieved deals, and they cover different buildings and office sizes. Rubberdesk's figures exclude discounts and offers, and workin.space quotes prices before tax. Treat published figures as a range and compare like-for-like quotes for your own team size.
