Office space in Newcastle: what to know before you rent
Where businesses base themselves
Newcastle upon Tyne has a walkable centre, with most offices between Newcastle Central station, Haymarket and the river.
The city centre and Grainger Town form the core. Grey Street, Collingwood Street and the streets around the Cloth Market hold handsome Georgian and Victorian buildings alongside modern blocks. Law firms, financial services and consultancies cluster here. We list several centres in this area, including Merchant House by the Cloth Market and the Grade II listed Milburn House.
The Quayside runs along the Tyne below the centre. It mixes modern office blocks with converted warehouses and suits firms that want a riverside address. We list Rotterdam House here.
Haymarket and St James, to the north of the centre near the universities and St James’ Park, suit tech, education and creative firms. No. 2 St James Gate and Haylofts, a converted brewery near Haymarket Metro, are in our listings.
Business parks on the edge of the city offer parking and road access. Newcastle Business Park in the west (Amber Court) and Quorum Business Park in the north (Q16) suit teams that drive.
South of the river, see our Gateshead offices.
Getting around
Newcastle Central is on the East Coast Main Line, with direct trains to London King’s Cross, Edinburgh, York and Leeds. The Tyne and Wear Metro links the centre with the suburbs, the coast, Gateshead, Sunderland and Newcastle Airport. The A1 and A19 give road access north and south. City-centre parking is limited, so business parks suit car-based teams best.
Serviced, managed or coworking
- Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit teams that want to move in quickly on a short licence.
- Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for one monthly cost. With little new Grade A space, they are a practical option for larger teams.
- Coworking gives you a hot or dedicated desk in a shared space. It suits freelancers, start-ups and remote staff.
Our guide to serviced vs managed vs leased offices explains the trade-offs.
What it costs
Figures vary by source, so treat them as a guide.
- Hubble’s 2026 Newcastle page puts the average desk at around £202 a month, about 44% below its UK average, with budget space near £140 and premium space near £260.
- workin.space’s September 2026 data gives a median of £165 a month before tax for a desk in a private office, £149 for a monthly coworking desk and £27 for a day pass.
On the leasing side, Knight Frank’s 2025 UK Cities office review puts Newcastle’s prime rent at £32 per sq ft. It records 458,893 sq ft of take-up in 2025, the strongest year since 2021, and a Grade A vacancy rate of 3.1%. A lease rent excludes fit-out, business rates and service charges, so it is not directly comparable with an all-inclusive serviced desk. With so little new space available, refurbished buildings and flexible suites are where most choice lies.

How to choose
- Decide how your team travels. Rail and Metro commuters do best near Central station, Monument or Haymarket. Drivers do better at Quorum or Newcastle Business Park.
- Check period buildings. Listed buildings in Grainger Town can mean stairs, smaller rooms and limited cooling. Ask about lifts and accessibility.
- Weigh address against space. Prime central and Quayside buildings cost more per desk than older or out-of-town space.
- Ask what “all-inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
- Compare like for like. Ask each operator for the total monthly cost for your headcount.

Frequently asked questions
How much does a serviced office cost in Newcastle?
Published 2026 figures put a serviced office desk in Newcastle upon Tyne at roughly £165 to £200 a month. Hubble's 2026 Newcastle page gives an average of around £202 per desk, with budget space near £140 and premium space near £260, and workin.space's September 2026 data gives a median of £165 per private-office desk before tax. That makes Newcastle one of the cheaper big UK cities for flexible space.
Where can I find office space on Newcastle Quayside?
The Quayside runs along the north bank of the Tyne below the city centre and has a mix of modern blocks and converted period buildings. It suits professional and creative firms that want a riverside address within walking distance of Newcastle Central station. Our Newcastle listings include serviced and managed space at Rotterdam House on the Quayside.
How much is a coworking desk or day pass in Newcastle?

Is there a shortage of office space in Newcastle?
High-quality space is tight. Knight Frank's 2025 UK Cities office review recorded a Grade A vacancy rate of 3.1% in Newcastle at the end of 2025, with only around 7,000 sq ft of new Grade A space available across the city core, and put prime rent at £32 per sq ft. Take-up in 2025 was the strongest since 2021.
Can I rent an office in Newcastle on a monthly basis?
Yes. Most serviced offices in Newcastle are let on a licence rather than a lease, often on terms from a few months, with one monthly fee covering rent, rates, utilities and internet. Longer terms usually earn a lower monthly price. Check the notice period and what the fee includes before you sign.
Does this guide cover Newcastle upon Tyne or Newcastle-under-Lyme?
This guide covers Newcastle upon Tyne in the North East of England. Newcastle-under-Lyme is a separate town in Staffordshire. For space south of the Tyne, see our Gateshead listings, which sit within easy reach of Newcastle city centre.
