Office space in Bristol: what to know before you rent
Where businesses base themselves
Bristol’s office market splits into two clear zones: a compact city centre and an out-of-town cluster on the north fringe.
The city centre is where most flexible space sits. Around Bristol Temple Meads, Temple Quarter and Temple Quay draw professional services, tech and engineering firms that want a short walk from the station. Victoria Street and Redcliffe run between the station and the centre, and offer a wide spread of serviced centres at different price points. Further in, the Old City around Colston Avenue, Broad Quay and the harbourside suits firms that want to be near clients, shops and restaurants, while Castle Park gives a little more breathing space. Of the 28 Bristol buildings we list, most are in central BS1 postcodes; browse them on our Bristol city centre page.
The north fringe is Bristol’s business-park belt. Aztec West and neighbouring Almondsbury sit beside the M4/M5 interchange, which makes them practical for regional sales teams, firms with staff spread across South Gloucestershire and Wales, and anyone who needs parking. Bristol Parkway station is nearby for rail links. We also list a few buildings elsewhere, including Bristol Business Park and one in Weston-super-Mare.
Clifton has some smaller, characterful offices in converted townhouses, popular with creative agencies and consultancies that want a quieter setting.
Getting around
Bristol Temple Meads is the main station, with direct trains to London Paddington, Cardiff, Birmingham and the South West. Bristol Parkway serves the north fringe and has its own London services. By road, the M4 and M5 meet at Almondsbury, and the M32 runs into the city centre. Bristol Airport lies south of the city.
Inside the centre, most districts are walkable from each other. Congestion and limited parking mean central buildings rarely include car spaces, so ask early if your team drives.
Serviced, managed or coworking
- Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities included in one monthly fee. They suit small and mid-sized teams that want to move in quickly on a short licence.
- Managed offices give you a whole suite or floor, fitted out to your brand and layout, with an operator running the building for a single monthly cost. They suit larger teams that want their own identity without signing a conventional lease.
- Coworking means a hot or dedicated desk in a shared open-plan space, which is useful for freelancers, satellite staff and small teams testing the city.
Our guide to serviced vs managed vs leased offices explains the trade-offs in more detail.
What it costs
Prices vary widely by building and team size, so treat published figures as a guide.
- Hubble’s 2026 Bristol page puts the average serviced desk at around £327 a month, with budget space near £210 and premium space near £490.
- workin.space’s September 2026 data gives a median private-office desk of £249 a month before VAT, and a median open coworking desk of £200.
- Wezoo’s 2026 Bristol guide quotes £400 to £900 per desk for a small private office in premium central buildings, compared with £250 to £500 at out-of-town parks such as Aztec West or Almondsbury.
For context on the conventional leasing market, Savills’ Q1 2026 Bristol report recorded a prime headline rent of £52 per sq ft a year, 4% above the previous high. That is a lease rate before fit-out, rates and service charges, so it is not directly comparable with an all-inclusive serviced desk, but it shows why demand for ready-to-use space in the centre stays strong.

How to choose
- Start with your commute. If most of the team arrives by train, Temple Quarter and Victoria Street win. If they drive, look at Aztec West and Almondsbury first.
- Count desks honestly. Serviced centres price per desk, so plan for the people in on a typical day, not your full headcount, if you run hybrid working.
- Check what “inclusive” covers. Meeting room hours, printing, phone lines and car parking are often charged as extras. Ask for a full monthly cost before VAT and after VAT.
- Compare like with like. A slightly dearer centre with free meeting rooms can work out cheaper than a lower headline price with pay-as-you-go extras.
- Negotiate the term. Longer licences often bring a lower monthly rate, and providers in quieter buildings may offer a rent-free period.

Frequently asked questions
How much does it cost to rent an office in Bristol?
Most published 2026 figures for a serviced office in Bristol fall between about £200 and £500 per desk per month. Hubble's 2026 Bristol page puts the average at around £327 per desk, with budget space near £210 and premium space near £490, while workin.space's September 2026 data gives a median private-office desk of £249 a month before VAT. The price depends on building quality, location and how many desks you take.
Is it cheaper to rent an office outside Bristol city centre?
Usually, yes. Wezoo's 2026 Bristol guide quotes £400 to £900 per desk per month for a small private office in premium central buildings, against £250 to £500 at out-of-town parks such as Aztec West or Almondsbury. Out-of-town sites often add on-site parking, which suits teams that drive in.
How much is a coworking desk in Bristol?
workin.space's September 2026 data puts the median open coworking desk in Bristol at £200 a month before VAT, with the cheapest entry rates well below that. A dedicated desk costs more than a hot desk, and day passes are available at many centres for occasional use.
Where are the main office areas in Bristol?
Bristol's office market centres on the city centre, which includes Temple Quarter beside Bristol Temple Meads station, Redcliffe, the harbourside and the Old City around Colston Avenue. The second cluster is the north fringe, where Aztec West and Almondsbury sit close to the M4/M5 interchange and Bristol Parkway station.
Is there office space near Bristol Temple Meads?
Yes. Temple Quarter and the Victoria Street and Redcliffe area are a short walk from Bristol Temple Meads, and several serviced and managed buildings operate there. They suit teams who travel by train, including to London Paddington and South Wales.
Are there offices with 24-hour access in Bristol?
Many Bristol serviced office centres give private-office clients 24/7 access by key fob, though reception and some services run only in business hours. Access rules vary by building and sometimes by the type of membership, so confirm them in writing before you sign.
