Edinburgh guide

Office space in Edinburgh: what to know before you rent

Where businesses base themselves

Edinburgh’s office market is spread across four distinct areas, each with its own character and price level.

The New Town and city centre is the traditional business address. George Street, St Andrew Square and Princes Street host banks, law firms, investment managers and a dense mix of serviced centres, many in converted Georgian buildings. It suits client-facing firms and anyone who wants to be near Waverley station. Most of the 18 Edinburgh buildings we list are in central EH1, EH2 and EH3 postcodes; see our Edinburgh city centre page.

The West End and Haymarket stretch from Charlotte Square to Haymarket station and the Exchange district around Lothian Road and Fountainbridge. Several of the city’s newer office developments are here, which suits financial services, tech and professional firms that want modern floors and quick rail access.

Leith has changed from a port district into a mixed business and residential area, with the tram now running down Leith Walk. It suits creative, digital and start-up teams, and usually offers more space for the money than the New Town.

West Edinburgh covers Edinburgh Park and South Gyle, the city’s business-park belt near the airport and the A720 bypass. Our Gyle page lists serviced options here. It suits larger teams, firms that need parking and businesses with staff commuting from Fife, West Lothian and the M8 corridor.

Getting around

Edinburgh Waverley and Haymarket are the main stations, with direct services to Glasgow, London King’s Cross, Aberdeen and the north. Edinburgh Trams link the airport, Edinburgh Gateway, Edinburgh Park, the Gyle, Haymarket, Princes Street, Leith and Newhaven, which makes the west-to-centre-to-Leith axis easy to work along. Lothian Buses cover most of the city.

Parking in the centre is limited and expensive, so buildings with spaces are the exception. If your team drives, West Edinburgh is the practical choice.

Serviced, managed or coworking

  • Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit small and mid-sized teams that want to move in quickly on a short licence.
  • Managed offices give you a whole suite or floor, fitted out to your layout, run by an operator for a single monthly cost. With conventional Grade A space in short supply, they are a useful route for larger teams that want their own space without a long lease.
  • Coworking means a hot or dedicated desk in a shared open-plan space. Edinburgh has independent operators as well as the national brands.

Our guide to serviced vs managed vs leased offices sets out the differences.

What it costs

Published figures vary by source, so use them as a guide rather than a quote.

  • Hubble’s 2026 Edinburgh page puts the average desk at around £254 a month, with budget space near £170 and premium space near £410.
  • workin.space’s September 2026 data gives a median of £249 a month before VAT for a desk in a private office and £239 for a coworking desk.
  • rubberdesk’s October 2026 Scotland price guide gives a higher median of £350 per desk across 53 Edinburgh offices, with offices for one to four people at a median of £293 per desk.

On the conventional leasing side, Lambert Smith Hampton’s UK Regions Office Market Report 2026 records Edinburgh prime rents rising 6.7% year on year to a peak of £48 per sq ft, and describes the city centre as the tightest-supplied office market among the UK’s Big Six regional cities. That squeeze is one reason flexible space in the centre lets quickly.

How to choose

  1. Match the district to the team. Client-facing firms favour the New Town; teams that drive or need more space for the money do better at Edinburgh Park or Leith.
  2. Use the tram line. A building near a tram stop opens up the airport, the west and Leith without a car.
  3. Check the building. Period buildings have charm but can mean smaller rooms, stairs and limited air conditioning. Ask about accessibility and cooling.
  4. Ask what “inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
  5. Move early. With supply tight, start viewing well before your current agreement ends.

Frequently asked questions

How much does it cost to rent an office in Edinburgh?

Published 2026 figures put a serviced office desk in Edinburgh at roughly £250 to £350 a month. Hubble's 2026 Edinburgh page gives an average of around £254 per desk, workin.space's September 2026 data a median of £249 per private-office desk before VAT, and rubberdesk's October 2026 price guide a median of £350 per desk across 53 offices. Small, central and premium suites cost more per desk than larger or out-of-town ones.

What are the most popular areas to rent office space in Edinburgh?

The main office districts are the New Town around George Street, St Andrew Square and Princes Street; the West End and Haymarket, including the Exchange district; Leith; and West Edinburgh, where Edinburgh Park and South Gyle sit near the airport and the city bypass. Each suits a different type of team, from client-facing firms in the New Town to larger back-office and tech teams at Edinburgh Park.

How much is a coworking desk in Edinburgh?

workin.space's September 2026 data puts the median monthly coworking desk in Edinburgh at £239 before VAT, close to the £249 median for a desk in a private office. Day passes are available at many centres for occasional use, and a dedicated desk usually costs more than a hot desk.

Is there office space at Edinburgh Park?

Yes. Edinburgh Park and the neighbouring Gyle area form the city's main business-park cluster, with serviced centres alongside larger corporate offices. The area is served by Edinburgh Trams, Edinburgh Park and Edinburgh Gateway stations, and roads to the airport and the city bypass, and it usually costs less per desk than the New Town.

Why is office space in Edinburgh so hard to find?

Lambert Smith Hampton's UK Regions Office Market Report 2026, with Scottish data from Ryden, describes Edinburgh as the tightest-supplied city-centre office market among the UK's Big Six regional cities, with prime rents up 6.7% year on year to £48 per sq ft. Little new space is being built, so good flexible suites in the centre can let quickly.

Are there offices with 24-hour access in Edinburgh?

Many Edinburgh serviced office centres give private-office clients 24/7 access by key fob or app, while reception and some services run only in business hours. Rules differ between buildings and membership types, so check access terms in writing before signing.
