Office space in Liverpool: what to know before you rent
Where businesses base themselves
Liverpool’s office market is compact, and most of it sits within a short walk of Moorfields, Lime Street or Liverpool Central stations.
The Commercial District is the traditional core, around Old Hall Street, Castle Street, Dale Street and Exchange Flags. Law firms, insurers, shipping businesses and professional services cluster here, and it has the widest choice of serviced centres. Several of the buildings we list, including Horton House and Exchange Station, are within a few minutes of Moorfields.
The waterfront, from Mann Island to the Royal Albert Dock, offers newer buildings and river views. It suits firms that want a recognisable address for clients. We list space at Mann Island and at Edward Pavilion on the Royal Albert Dock.
The Knowledge Quarter, around the universities and hospitals east of the centre, draws health, science and education-linked businesses.
The Baltic Triangle and Ropewalks, south of the centre, have converted warehouses and creative workspaces. They suit agencies, studios and tech start-ups that want character over polish.
Just outside the centre, Bootle and other edge locations give more space and parking for the money. Our Bridgewater Complex listing is one example.

Getting around
Lime Street is the main station, with direct trains to London Euston, Manchester and Birmingham. The Merseyrail network links Moorfields, Liverpool Central and James Street with the Wirral and the suburbs, which matters if your staff commute from across the river. Liverpool John Lennon Airport lies to the south-east of the city. Parking is limited in central buildings, so ask early if your team drives.
Serviced, managed or coworking
- Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit teams that want to move in quickly on a short licence.
- Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for one monthly cost. They suit larger teams that want their own front door without signing a lease.
- Coworking gives you a hot or dedicated desk in a shared space. It suits freelancers, remote staff and teams testing the city.

What it costs
Figures vary by source, so treat them as a guide.
- Hubble’s 2026 Liverpool page puts the average desk at around £231 a month, about 36% below its UK average.
- workin.space’s September 2026 data gives a median of £180 a month before tax for a desk in a private office, £150 for a monthly coworking desk and £29 for a day pass.
On the leasing side, Place North West reported in February 2025 that the Liverpool Office Agents Forum recorded 318,500 sq ft of deals in 2024, with headline rents of £29 per sq ft for the best refurbished offices and no new-build Grade A space in the Commercial District. A lease rent excludes fit-out, business rates and service charges, so it is not directly comparable with an all-inclusive serviced desk. The shortage of top-quality space does mean the best flexible suites tend to let quickly.

How to choose
- Pick the station first. Teams on Merseyrail do best near Moorfields or Central. Those travelling to London or Manchester lean towards Lime Street.
- Weigh address against space. The waterfront and the newest Commercial District buildings cost more per desk. Older buildings and the Baltic Triangle often give more room for the money.
- Check period buildings. Converted warehouses and listed buildings can mean stairs, uneven layouts and limited cooling.
- Ask what “all-inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
- Compare like for like. Ask each operator for the total monthly cost for your headcount, not the per-desk headline.

Frequently asked questions
How much does a serviced office cost in Liverpool?
Published 2026 figures put a serviced office desk in Liverpool at roughly £180 to £230 a month. Hubble's 2026 Liverpool page gives an average of around £231 per desk, about 36% below its UK average, and workin.space's September 2026 data gives a median of £180 per private-office desk before tax. Small, central and waterfront suites usually cost more per desk.
Where is the business district in Liverpool?
Liverpool's main business district is the Commercial District, centred on Old Hall Street, Castle Street, Dale Street and Exchange Flags, close to Moorfields station. The waterfront at Mann Island and the Royal Albert Dock is the second hub. The Knowledge Quarter, around the universities and hospitals, and the Baltic Triangle, south of the centre, attract science, digital and creative firms.
Is there cheap office space in Liverpool?
Liverpool is one of the cheaper major UK cities for flexible space. Hubble's 2026 Liverpool page puts the average desk at around £231 a month, and its smallest listed offices start at about £377 a month. Older city-centre buildings and sites just outside the centre, such as Bootle, usually cost less than new or waterfront space.
How much is a coworking desk or day pass in Liverpool?
workin.space's September 2026 data puts the median monthly coworking desk in Liverpool at £150 before tax, with day passes at a median of £29. Dedicated desks cost more than hot desks, and many centres also hire meeting rooms by the hour.
Can I rent an office in Liverpool on a monthly basis?
Yes. Most serviced offices in Liverpool are let on a licence rather than a lease, often on terms from a few months, with one monthly fee covering rent, rates, utilities and internet. Longer terms usually earn a lower monthly price. Check the notice period and what the fee includes before you sign.
Can I get a virtual office in Liverpool?
Many Liverpool serviced office centres sell virtual office packages, which give you a business address, mail handling and sometimes call answering or meeting-room access without a desk. Prices vary by address and service level, so compare what each package includes, particularly whether the address can be used for Companies House.
