Office space in Oxford: what to know before you rent

Where businesses base themselves

Oxford’s office market is shaped by the university, a strong science and technology sector and tight planning in the historic centre. Most choice sits outside the city core.

The city centre, between the station, the colleges and the High Street, has smaller offices in period buildings and a handful of modern blocks. It suits professional services, publishers and small firms that want a central address. Buildings we list include Clarendon House and the Oxford Centre for Innovation.

Summertown and North Oxford offer a quieter, village-like setting with shops and cafés. We list Prama House and The Quad Summertown.

Botley and West Oxford, just inside the western ring road, give easier road access. New Barclay House in Botley is in our listings.

East and south Oxford, including Oxford Science Park and Oxford Business Park, are home to research, technology and corporate occupiers. They suit teams that need parking and modern space. We list Oxford Science Park, Parkway Court and Sandford Gate.

Getting around

Oxford station has direct trains to London Paddington, Reading and Birmingham. Oxford Parkway, in the north of the city, has Chiltern Railways services to London Marylebone. Frequent coaches run to London and to Heathrow and Gatwick airports. The A34 and M40 give road access. Driving into the centre is difficult and parking is scarce, so many staff use the park-and-ride sites, and car-based teams usually prefer the business parks.

Serviced, managed or coworking

  • Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit spin-outs and small firms that need to move in quickly.
  • Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for one monthly cost. With so little new Grade A space, they are a practical route for growing teams.
  • Coworking gives you a hot or dedicated desk in a shared space. It suits founders, academics and remote staff.

Our guide to serviced vs managed vs leased offices explains the trade-offs.

What it costs

Figures vary by source, so treat them as a guide.

  • Hubble’s 2026 Oxford page puts the average desk at around £340 to £350 a month, with premium space near £510.
  • workin.space’s September 2026 data gives a lower median of £255 a month before tax for a desk in a private office, £295 for a monthly coworking desk and £29 for a day pass.

On the leasing side, Knight Frank’s Q3 2025 South East offices report puts Oxford’s prime rent at £65 per sq ft, level with Cambridge. Bidwells’ February 2026 databook reported all city-centre Grade A space under offer and no meaningful pipeline of new offices. Vail Williams noted in October 2025 that recent development in Oxford has focused mainly on labs. A lease rent excludes fit-out, business rates and service charges, so it is not directly comparable with an all-inclusive serviced desk.

How to choose

  1. Decide how your team travels. Train commuters do best near Oxford station or Oxford Parkway. Drivers do better on the business parks or in Botley.
  2. Check parking terms. Ask how many spaces come with your office and whether they cost extra.
  3. Check period buildings. Historic city-centre offices can mean stairs, small rooms and limited cooling.
  4. Ask what “all-inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
  5. Start early. With modern space scarce, the best suites let quickly.

Frequently asked questions

How much does a serviced office cost in Oxford?

Published 2026 figures put a serviced office desk in Oxford at roughly £255 to £350 a month. Hubble's 2026 Oxford page gives an average of around £348 per desk, just below its UK average, with premium space near £510. workin.space's September 2026 data gives a lower median of £255 per private-office desk before tax.

Is there a shortage of office space in Oxford?

Yes, for good space. Bidwells' February 2026 Oxford databook reported all city-centre Grade A space under offer and no meaningful pipeline of new offices, with most available space on the city outskirts. Knight Frank's Q3 2025 South East report put Oxford's prime rent at £65 per sq ft, level with Cambridge and above Reading's £58.

Is it better to rent an office in Oxford city centre or on a business park?

The city centre suits professional services and small firms that want to walk to the station, colleges and clients, but space is scarce and parking is limited. Business and science parks to the east and south of Oxford, and Botley to the west, offer parking, more modern space and better value for teams that drive.

Are there serviced offices on Oxford Science Park?

Yes. Oxford Science Park, on the south-east edge of the city near the ring road, has serviced and managed space alongside research and lab buildings. It suits technology and life-science firms that want parking and a research community. Our Oxford listings include serviced offices on Oxford Science Park.

How much is a coworking desk or day pass in Oxford?

workin.space's September 2026 data puts the median monthly coworking desk in Oxford at £295, with day passes at a median of £29. Dedicated desks cost more than hot desks, and most centres also hire meeting rooms by the hour.

Can I get a virtual office in Oxford?

Many Oxford serviced office centres sell virtual office packages, which give you a business address, mail handling and sometimes call answering or meeting-room access without a desk. Prices vary by address and service level, so compare what each package includes, particularly whether the address can be used for Companies House.
