Office space in Glasgow: what to know before you rent

Where businesses base themselves

Most of Glasgow’s office space sits in a compact, walkable city centre, with smaller clusters in the West End and on business parks beside the M8.

The city centre grid around Blythswood Square, West George Street, St Vincent Street and West Regent Street is the core of the market, with a dense mix of serviced centres, law firms, accountants and consultancies. Buchanan Street and George Square sit at its eastern edge, close to Queen Street and Central stations. Of the 13 Glasgow buildings we list, most are in the central G2 postcode.

The International Financial Services District (IFSD) runs along Bothwell Street, Waterloo Street and the Broomielaw towards the Clyde. It is home to banks, insurers and large professional firms, and to several of the city’s newer office buildings. It suits teams that want a modern, high-specification building.

The Merchant City, east of George Square, mixes converted warehouses with newer offices and appeals to creative, digital and smaller professional firms that want character and a lively area.

The West End and Charing Cross, around Woodside and Park Circus (G3), offer smaller offices in converted townhouses, close to the University of Glasgow. They can offer more space for the money than the core.

Out of the centre, the Southside and business parks such as Hillington, south-west of the city near the M8, suit teams that need parking and quick motorway access. Alongside our city-centre options we list one building in the G52 postcode, south-west of the centre.

Getting around

Glasgow Central and Queen Street are the main stations, with frequent trains to Edinburgh, direct services to London, and an extensive suburban network across the west of Scotland. The Subway’s circular line links the city centre with the West End and the Southside. The M8 runs through the city, and Glasgow Airport lies to the west.

Most city-centre buildings are within a short walk of a station, but parking is limited and costly, so ask about it early if you need it.

Serviced, managed or coworking

  • Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit small and mid-sized teams that want to move in quickly on a short licence.
  • Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for a single monthly cost. With top-quality space in short supply, they are a practical route for larger teams.
  • Coworking gives you a hot or dedicated desk in a shared space.

What it costs

Figures vary by source, so treat them as a guide.

  • Hubble’s 2026 Glasgow page puts the average desk at around £255 a month, with budget space near £190 and premium space near £350.
  • workin.space’s September 2026 data gives a median of £212 a month before VAT for a desk in a private office and £149 for a monthly coworking desk.
  • rubberdesk’s October 2026 Scotland price guide gives a higher median of £353 per desk across 48 Glasgow offices, with offices for one to four people at a median of £314 per desk.

On the leasing side, Savills’ Q4 2025 Glasgow report records a prime headline rent of £41.50 per sq ft a year, a Grade A vacancy rate of 2.5% and record take-up of 433,781 sq ft in 2025. Lambert Smith Hampton’s UK Regions Office Market Report 2026 adds that best-in-class space makes up only 5% of city-centre availability. A lease rate excludes fit-out, rates and service charges, so it is not directly comparable with an all-inclusive serviced desk.

How to choose

  1. Pick the station first. Central suits teams coming from the south and west; Queen Street suits Edinburgh and the north.
  2. Decide how much the address matters. The IFSD and Blythswood grid carry a premium; the Merchant City and West End often give more space for the money.
  3. Check the building’s age. Older sandstone buildings can mean smaller rooms and limited cooling. Ask about accessibility and air conditioning.
  4. Ask what “inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
  5. Start early. With top-quality space scarce, the best suites can go quickly.
