Offices in Reading: what to know before you rent
Where businesses base themselves
Reading is the commercial centre of the Thames Valley, and its office market splits between the town centre and a ring of business parks along the M4.
Reading town centre is where most of our Reading listings sit. The streets around the station, Station Hill, Forbury Square, Greyfriars Road and Kings Road hold the newest buildings and the widest choice of serviced centres. It suits teams that commute by train and want restaurants, shops and client meetings on the doorstep. Buildings we list here include Thames Tower, opposite the station, and Forbury Square.
Green Park, south of the town near junction 11 of the M4, is a large landscaped business park. It suits technology, energy and corporate teams that want parking and a campus setting.
Thames Valley Park, east of the centre, is another established park with on-site parking. We list 400 Thames Valley Park Drive.
Theale, to the west, is home to Arlington Business Park and suits teams living towards Newbury and the west.
Swallowfield, south of Reading near the A33, offers a quieter, more rural setting with parking.
Getting around
Reading station is one of the busiest interchanges outside London. Great Western Railway runs fast services to London Paddington and the west, and the Elizabeth line gives direct trains into central London without changing. CrossCountry services run north to Birmingham and beyond. The M4 skirts the south of the town, and Heathrow is within easy reach by road. Town-centre parking is limited and costly, which is a key reason many firms choose the business parks.
Serviced, managed or coworking
- Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit teams that want to move in quickly on a short licence.
- Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for one monthly cost. They are common on the business parks, where whole floors are easier to find.
- Coworking gives you a hot or dedicated desk in a shared space. It suits freelancers, remote staff and London firms that want a Thames Valley base.

What it costs
Figures vary by source, so treat them as a guide.
- Hubble’s 2026 Reading page puts the average desk at around £291 a month, with budget space near £210 and premium space near £390.
- workin.space’s September 2026 data gives a median of £205 a month before tax for a desk in a private office and a median of £30 for a day pass.
On the leasing side, Knight Frank’s Q3 2025 South East offices report puts Reading’s prime headline rent at £58 per sq ft, up from £56 a year earlier. It found Greater Reading accounted for 19% of the region’s office take-up in 2025. A lease rent excludes fit-out, business rates and service charges, so it is not directly comparable with an all-inclusive serviced desk. Vail Williams noted in October 2025 that much of Reading’s vacant stock is dated. Expect a gap in price and quality between new and older buildings.

How to choose
- Decide how your team travels. Train commuters do best within a short walk of the station. Drivers do better on Green Park, Thames Valley Park or near Theale.
- Check parking terms. On business parks, ask how many spaces come with your office and whether they cost extra.
- Compare new and older buildings. Newer town-centre space costs more but often includes better meeting rooms, cooling and amenities.
- Ask what “all-inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
- Compare like for like. Ask each operator for the total monthly cost for your headcount, not the per-desk headline.

Frequently asked questions
How much does a serviced office cost in Reading?
Published 2026 figures put a serviced office desk in Reading at roughly £205 to £290 a month. Hubble's 2026 Reading page gives an average of around £291 per desk, with budget space near £210 and premium space near £390, and workin.space's September 2026 data gives a median of £205 per private-office desk before tax. New buildings next to the station sit at the top of the range.
Is it better to rent an office in Reading town centre or on a business park?
Town-centre offices near Reading station suit teams that commute by train, including on the Elizabeth line, and want shops and restaurants nearby. Business parks such as Green Park, Thames Valley Park and Arlington Business Park near Theale suit teams that drive, as they offer parking and quick access to the M4. Business-park space often gives more room for the money.
How much is a coworking desk or day pass in Reading?
workin.space's September 2026 data puts a monthly coworking desk in Reading at around £239 before tax, with day passes at a median of £30. Dedicated desks cost more than hot desks, and most centres also hire meeting rooms by the hour.
Is there a shortage of good office space in Reading?
The best space is in demand. Knight Frank's Q3 2025 South East offices report found Greater Reading was the most active office market in the South East and Greater London region, with 499,562 sq ft let in the first nine months of 2025, and put Reading's prime rent at £58 per sq ft. Vail Williams said in October 2025 that Reading needs better space rather than more space.
Can I rent an office in Reading on a monthly basis?
Yes. Most serviced offices in Reading are let on a licence rather than a lease, often on terms from a few months, with one monthly fee covering rent, rates, utilities and internet. Longer terms usually earn a lower monthly price. Check the notice period and what the fee includes before you sign.
Can I get a virtual office in Reading?
Many Reading serviced office centres sell virtual office packages, which give you a business address, mail handling and sometimes call answering or meeting-room access without a desk. Prices vary by address and service level, so compare what each package includes, particularly whether the address can be used for Companies House.
