Office space in Aberdeen: what to know before you rent
Where businesses base themselves
Aberdeen’s office market has long been shaped by the energy sector. Today it splits between the granite city centre, the West End and a ring of business parks.
The city centre, around Union Street, Marischal Square and Berry Street, is closest to the station, shops and hotels. It suits professional services, public-sector suppliers and firms that host clients. Buildings we list here include 1 Marischal Square, Union Street and The Capitol Building.
The West End, around Albyn Place, Queen’s Road and Hill of Rubislaw, has converted granite townhouses and modern office blocks. Many oil, gas and energy transition firms are based here. We list Hill of Rubislaw.
Dyce and the airport area, north-west of the city, has business parks with parking. It suits firms that fly offshore or travel often. The Cirrus Building on ABZ Business Park is in our listings.
South Aberdeen, including the areas around Altens and the harbour, suits supply-chain and engineering firms that need road access. Pavillion 5, Fairway House and Neo House are two options we list.
Getting around
Aberdeen station sits in the city centre, with ScotRail services to Edinburgh, Glasgow, Dundee and Inverness and LNER trains towards London. Aberdeen International Airport at Dyce has domestic, European and helicopter services. The Aberdeen Western Peripheral Route links Dyce, the west of the city and the south without crossing the centre. Central parking is limited, so business parks suit car-based teams.
Serviced, managed or coworking
- Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit teams that want to move in quickly on a short licence, and project teams that may scale up or down.
- Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for one monthly cost. They suit larger teams that want modern space without a long lease.
- Coworking gives you a hot or dedicated desk in a shared space. It suits contractors, consultants and remote staff.
Our guide to serviced vs managed vs leased offices explains the trade-offs.
What it costs
Figures vary by source, so treat them as a guide.
- Hubble’s 2026 Aberdeen page puts the average desk at around £202 a month, with budget space near £130 and premium space near £300.
- workin.space’s September 2026 data gives a median of £199 a month before tax for a desk in a private office, £139 for a monthly coworking desk and £34 for a day pass.
On the leasing side, Knight Frank’s 2025 UK Cities office review puts Aberdeen’s prime rent at £32.50 per sq ft. It records an overall vacancy rate of 16.5% but Grade A vacancy of only 1.7%, with no offices under construction at the end of 2025. Knight Frank describes a two-tier market, with some occupiers focused on cost and others on the best energy-efficient space. A lease rent excludes fit-out, business rates and service charges, so it is not directly comparable with an all-inclusive serviced desk.

How to choose
- Match the location to your travel. Firms flying offshore or abroad often prefer Dyce. Client-facing teams usually want the city centre or West End.
- Look past the vacancy figures. Plenty of space is available, but modern, efficient suites are scarce, so view early.
- Check energy performance. Older granite buildings can be costly to heat. Ask how heating and cooling are charged.
- Ask what “all-inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
- Keep terms flexible. If your headcount depends on contracts, a short licence with room to expand can save money.
