London guide
Office space in London: what to know before you rent
London is the deepest flexible office market in the UK, and it is where most of our inventory sits: 393 buildings across more than 60 area pages. The choice is less about whether you can find space and more about which part of London suits your team, your clients and your budget. Prices can differ by several hundred pounds per desk between districts a few Tube stops apart, so it pays to narrow the area before you compare buildings.
City of London and the Square Mile
The City (EC2, EC3 and EC4) is still the default for finance, insurance, law and the professional firms that serve them. Serviced offices here tend to be polished, with good meeting rooms and receptions that suit client-facing work. Liverpool Street, Moorgate and Bank sit at the centre, with the Elizabeth line at Liverpool Street and Farringdon cutting journey times from the east and west.
Browse by area: City of London, Bank, Liverpool Street, Moorgate, Monument, Fenchurch Street, Aldgate, St Paul’s, Fleet Street, Blackfriars, Finsbury and Finsbury Square.
Hubble’s Q2 2026 flex pricing report shows how much the City varies inside one square mile: an average of £636 per desk per month around Liverpool Street, £561 around Monument and Fenchurch Street, and £454 around St Paul’s and Bank.
Shoreditch, Old Street and the City fringe
Shoreditch, Old Street and Hoxton (EC1, EC2A and N1) grew up around tech, design and media businesses, and the space reflects that: converted warehouses, open studios and buildings with event space and bars. Clerkenwell and Farringdon add architects, agencies and a strong Elizabeth line connection, while Spitalfields sits between the creative fringe and the City.
Browse by area: Shoreditch, Old Street, Hoxton, Spitalfields, Clerkenwell, Farringdon, Islington and Hackney.
Hubble’s Q2 2026 report puts Old Street and Shoreditch at £509 per desk per month, Spitalfields and Aldgate at £591, Clerkenwell and Farringdon at £533 and Islington at £457. Further east, Bethnal Green and Hackney averaged £305, one of the lowest figures in its London data.
West End: Mayfair, Soho, Fitzrovia and Marylebone
The West End (W1, WC2 and SW1) suits investment managers, hedge funds, private equity, fashion, media and anyone who wants a prestige address. Mayfair and St James’s are quiet and formal. Soho and Covent Garden are busier, with a creative and entertainment bias. Fitzrovia and Marylebone sit in between, popular with tech, health and professional firms that want the West End without Mayfair pricing. Bond Street and Tottenham Court Road stations are now on the Elizabeth line.
Browse by area: Mayfair, St James’s, Soho, Fitzrovia, Marylebone, Oxford Street, Marble Arch, Piccadilly Circus, Covent Garden, Charing Cross, Westminster, Victoria and Knightsbridge.
This is London’s most expensive office market. Hubble’s Q2 2026 report has Soho at £921 per desk per month, Victoria at £688, Marylebone at £593, Mayfair and St James’s at £555 and Covent Garden at £546. Work.Life’s 2026 guide quotes £800 to £1,500 or more per desk for good-quality serviced space across Mayfair, Soho and Fitzrovia, so expect a wide gap between standard and premium buildings.
King’s Cross, Euston and Bloomsbury
King’s Cross has become one of London’s main tech and life-sciences clusters, with several Underground lines, national rail and Eurostar at King’s Cross St Pancras. Euston offers similar connections at lower prices, and Bloomsbury and Holborn (WC1) suit publishers, charities, academic and research organisations, and legal firms near the Inns of Court.
Browse by area: King’s Cross, Euston, Bloomsbury and Holborn.
Hubble’s Q2 2026 report puts Bloomsbury at £433 and Holborn at £464 per desk per month. Langham Estate’s 2026 price guide gives £500 to £700 or more per desk for serviced space in Bloomsbury.
Southbank, London Bridge and Southwark
The south bank of the Thames (SE1) mixes media, consultancies and tech, with London Bridge, Waterloo and Blackfriars stations giving fast rail links into Kent, Surrey and Sussex. It works well for teams with staff commuting from the south and for firms that want to be close to the City without City prices.
Browse by area: London Bridge, Southwark, Borough, Waterloo, Tower Bridge and Vauxhall.
Hubble’s Q2 2026 report puts Waterloo, Southwark and London Bridge at £532 per desk per month and Vauxhall and Battersea at £592.
Canary Wharf and Docklands
Canary Wharf (E14) is a purpose-built business district with large modern buildings, banks, fintech and regulators. It is served by the Jubilee line, the DLR and the Elizabeth line, which runs direct to Liverpool Street, Bond Street and Heathrow. Hubble’s Q2 2026 report puts Canary Wharf at £524 per desk per month, below the City average. Greenwich and Woolwich, further along the river and DLR, offer smaller, cheaper options, and Woolwich also has an Elizabeth line station.
Browse by area: Canary Wharf, Isle of Dogs, Greenwich, Woolwich and Woolwich Arsenal.
West London
West London suits media, consumer brands and international firms that value Heathrow access. Paddington has the Elizabeth line and the Heathrow Express, White City is home to a large media and innovation campus, and Hammersmith and Chiswick offer business-park style space with easier parking than the centre.
Browse by area: Paddington, Kensington, Notting Hill, Chelsea, Hammersmith, White City, Chiswick, Chiswick Park and Ealing.
Hubble’s Q2 2026 report puts Paddington at £499, Hammersmith at £495, Chiswick at £405 and Kensington at £380 per desk per month.
Outer London
For teams who live outside the centre, or businesses that do not need a Zone 1 address, outer London centres offer lower costs and shorter commutes. Croydon and Wimbledon serve south London and Surrey, Richmond suits smaller professional firms, Uxbridge and Heathrow suit aviation, logistics and international businesses, and Enfield and Finchley cover north London.

Serviced, managed or coworking
Most of what you will find under “serviced offices London” is a private, furnished office inside an operator’s building, let on a licence with one monthly fee covering rent, service charge, utilities, internet, cleaning and shared facilities. Managed offices are a whole floor or building fitted out to your brief and run by an operator, which suits larger teams who want their own space without signing a conventional lease. Coworking gives you a hot or fixed desk in a shared area and is the cheapest way in for one or two people. Our guide to serviced vs managed vs leased offices covers the trade-offs in more detail.
What office space in London costs
Hubble’s London Flex Office Pricing Report for Q2 2026 puts the average asking price for a private serviced office in central London at £539 per desk per month, with the City at £561 and the West End at £611. Hubble’s 2026 London rent guide gives a broader band of £475 per desk for economical space, £624 for average space and £805 for high-end space, and Work.Life’s 2026 guide says most private offices fall between £450 and £900 per desk.
If you are weighing a conventional lease instead, Carter Jonas’s Q1 2026 London office market report puts prime rents at £90 per sq ft a year in the City and £180 per sq ft in Mayfair and St James’s, before business rates, service charge, fit-out and furniture. Our UK serviced office cost guide explains what is and is not included in a desk rate.
How to choose
Start with where your team lives and where your clients are, then check the commute from the two or three stations that matter most. Decide how many desks you need on a normal day rather than at peak, and whether you need a dedicated meeting room or can book one as needed. Ask every operator for the all-in monthly figure, the notice period, any setup or exit fees and how much meeting room time is included. Shortlisting by district first, then by building, saves a lot of viewings.
Tell us your team size, budget, preferred areas or postcodes and move date, and we will get a free shortlist of London offices with pricing to you within 48 hours.
