Office space in Cardiff: what to know before you rent

Where businesses base themselves

Cardiff is a compact capital, and most of its office space is within walking distance of the main stations.

Central Square and the city centre form the core of the market. Central Square, beside Cardiff Central station, is the city’s flagship office address, home to major media, public-sector and professional firms. Callaghan Square and Capital Quarter, just to the east, add a mix of modern and older offices. Queen Street and the shopping core are close by, and Newport Road runs north-east towards Queen Street station with a run of established office blocks.

Cathedral Road, Canton and Pontcanna, west of the castle and Bute Park, are lined with Victorian townhouses converted into small offices. They suit law firms, consultancies and agencies that want a quieter setting with character. Half of the 12 Cardiff buildings we list are in these CF11 postcodes.

Cardiff Bay is home to the Senedd, several public bodies and a cluster of media and creative firms. Waterside offices here suit teams who want more space for the money and a different feel from the city centre.

Cardiff Gate, on the north-east edge of the city by the M4, is the main business-park option for teams that need parking and quick motorway access. We list a serviced building there alongside our central options.

Getting around

Cardiff Central is the main station, with direct trains to London Paddington, Bristol, Birmingham, Manchester and across South Wales. Queen Street station serves the valley lines and connects to Cardiff Bay. The M4 runs along the north of the city, and Cardiff Airport lies to the south-west in the Vale of Glamorgan.

The centre is easy to cover on foot or by bike, but parking is limited in central buildings, so ask early if your team drives.

Serviced, managed or coworking

  • Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit small and mid-sized teams that want to move in quickly on a short licence.
  • Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for a single monthly cost. With prime space scarce, they are a practical route for larger teams.
  • Coworking gives you a hot or dedicated desk in a shared space, useful for freelancers, satellite staff and teams testing the city. Cardiff has independent operators as well as the national brands.

What it costs

Figures vary by source, so treat them as a guide.

  • Hubble’s 2026 Cardiff page puts the average desk at around £200 a month, with budget space near £130 and premium space near £350.
  • workin.space’s September 2026 data gives a median of £217 a month before VAT for a desk in a private office and £185 for a monthly coworking desk.

On the leasing side, Savills’ H1 2026 Cardiff overview, published in July 2026, records prime rents reaching £33.50 per sq ft at One Central Square and a Grade A and prime vacancy rate of 1.75%, one of the lowest across the regional UK cities. Savills expects prime rents could reach £35 per sq ft in 2026/27. A lease rate excludes fit-out, rates and service charges, so it is not directly comparable with an all-inclusive serviced desk, but the low vacancy explains why the best flexible suites let quickly.

Hubble’s 2026 page describes Cardiff’s average desk price as 44% below the UK average. For a wider comparison, see how much a serviced office costs in the UK.

How to choose

  1. Decide on the station. Teams travelling to London and Bristol do best near Cardiff Central; those from the valleys lean towards Queen Street.
  2. Weigh address against space. Central Square carries a premium; Newport Road, Cathedral Road and Cardiff Bay often give more room for the money.
  3. Check period buildings carefully. Converted townhouses can mean stairs, smaller rooms and limited cooling. Ask about accessibility.
  4. Ask what “inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
  5. Plan ahead. With vacancy low, start viewing well before your current agreement ends.
