Office space in Cambridge: what to know before you rent
Where businesses base themselves
Cambridge’s office market is driven by technology, life sciences and the university. It splits between a small historic centre, the station quarter and a ring of science and business parks.
CB1 and the station quarter, around Station Road, has the city’s main cluster of modern offices. It suits teams that commute by train and want to be a short walk from the platforms. Buildings we list here include 20 Station Road and 50-60 Station Road.
The city centre has smaller offices in period buildings, often above shops or in converted houses. It suits professional services and small firms that want a central address. We list Wellington House and Sheraton House.
North Cambridge, including Cambridge Science Park and the area around Cambridge North station, is the heart of the city’s tech cluster. The Bradfield Centre and 1 Cambridge Square are in our listings.
The Cambridge Biomedical Campus, in the south of the city, brings together hospitals, research institutes and life-science firms.
Out of town, business parks along the A14 and at Cambourne offer parking and lower costs. We list Compass House near the A14 and 1010 Cambourne Business Park to the west.
Getting around
Cambridge station has fast trains to London King’s Cross and Liverpool Street, plus services to Stansted Airport, Ely and Peterborough. Cambridge North station serves the Science Park and the north of the city. The guided busway links the city with St Ives and the Biomedical Campus. The A14 and M11 give road access. Congestion and parking are real constraints in the centre, so many firms with car-based staff choose the business parks.
Serviced, managed or coworking
- Serviced offices are furnished private rooms in a shared centre, with reception, meeting rooms, internet, cleaning and utilities in one monthly fee. They suit start-ups and spin-outs that need to move in quickly and grow.
- Managed offices give you a whole suite or floor, fitted out to your layout, with an operator running the building for one monthly cost. With little new Grade A space, they help larger teams avoid long waits for a lease.
- Coworking gives you a hot or dedicated desk in a shared space. It suits founders, researchers and remote staff.
Our guide to serviced vs managed vs leased offices explains the trade-offs.
What it costs
Cambridge is one of the most expensive UK cities for office space outside London. Figures vary by source, so treat them as a guide.
- Hubble’s 2026 Cambridge page puts the average desk at around £384 a month, about 7% above its UK average, with budget space near £240 and premium space near £650.
- workin.space’s September 2026 data gives a lower median of £229 a month before tax for a desk in a private office and £269 for a monthly coworking desk.
On the leasing side, Knight Frank’s Q3 2025 South East offices report puts Cambridge’s prime rent at £65 per sq ft. Bidwells’ July 2025 databook recorded 241,000 sq ft of office take-up in the first half of 2025, the best first half since 2019, and noted that Grade A office space was falling. A lease rent excludes fit-out, business rates and service charges, so it is not directly comparable with an all-inclusive serviced desk.

How to choose
- Decide how your team travels. Rail commuters do best in CB1 or near Cambridge North. Drivers do better on the out-of-town parks.
- Think about your network. Being on or near the Science Park or Biomedical Campus can matter for hiring and partnerships.
- Plan for growth. Start-ups often double in size quickly. Ask whether the centre can offer a bigger suite later.
- Ask what “all-inclusive” covers. Meeting rooms, printing, phone lines and parking are often extra.
- Start early. With modern space scarce, the best suites let quickly.
